5 Tips for Inspecting the Outside of a Home

How do you quickly inspect a potential home without bringing a home inspector along during a home tour or waiting to check out problems during a home inspection? We all know that you don’t always get what you see when it comes to a home. Many unforeseen issues could arise. So, what do you quickly inspect during a home tour to determine whether the home is worth an offer? We have the answer! There are a couple of things that you can quickly check out outside of a home. While we always encourage a thorough home inspection completed by a trusted inspector, it is always good to have a preliminary checklist of things for your inspector to check out.

The Roof 

Don’t stress; quickly inspecting a roof is much easier than you might think. There are a couple of things to keep your eye on during a home tour. We would suggest making a quick trip around the perimeter to look for large clumps of leaves or moss, check for unevenness, apparent damage like missing shingles, or water damage. All of these would be obvious on the outside of the home. If you are not looking for a home that needs a little work, a house with apparent damage to the roof could be a red flag. Raingutters and Downspouts 

Things like gutters can be a quick fix, but a gutter system that hasn’t been cared for can cause significant damage to the outside of a home, especially in Indiana, where we get a lot of rain. As you are checking the roof, take stock of the gutters as well. Are any of the missing or unsecured? Are there large amounts of buildup from leaves and sticks? Do you see large puddles are marks in the yard from drainage? Check the gutters, they may be minor on your list, but houses with a damaged gutter system could be a red flag. If you are interested in the home, bring this up with the realtor and home inspector. 

Walkways and Driveways  

Walkways and driveways can be super expensive to repair, so that is something you want to keep an eye on. Are there any cracks and uneven pieces on concrete or asphalt in the driveway? Does the driveway need to be resurfaced within the next couple of years? If the driveway is so rough that you would immediately want to correct it, that is something to consider if you make an offer.

Porches and Balconies 

Pay special attention to the porches and balconies! Check for any apparent water damage or missing boards. If you check the chance, make sure to walk out onto the porch and terraces, checking for dips or boards that feel insecure under your feet. Is the wood deteriorating in any place, or does the wood need to be repainted or stained? Do the railings feel sturdy and well connected? Redoing a porch or balcony can be expensive, so this is another thing to consider when you inspect a potential home.    

Siding or Brick 

Make sure to examine the siding all around the house. Is all of the siding completed? Are there any damaged spots? Does the side of the house look like it’s been recently power washed? Breakdown of the siding or brick of a home can be a harbinger of worse things to come. Talk to your realtor about ensuring the siding is thoroughly inspected during offer negotiations.
